  3. Search and tour

    Set up saved searches so new listings reach you first, then tour the shortlist. Seeing homes in person quickly sharpens what matters to you.

  4. Write a strong offer

    Price, deposit, dates, and conditions all shape how an offer lands. Recent comparable sales guide a number that's competitive but sound.

  5. Remove conditions

    Complete financing, inspection, and any document reviews (strata minutes, title) within your condition window before removing subjects.

  6. Complete and possess

    Your lawyer or notary handles the paperwork and funds; keys are released on possession day. Budget for closing costs beyond the price.
